You pay nothing for management until a tenant has moved in and the first month's rent is collected.
If a tenant we placed leaves or is evicted in the first 9 months, we find your replacement with no leasing fee.
Applications come in through TenantCloud. We review them and talk to you before a lease goes out. We do not describe this as an algorithm making the decision.
We prepare and track the lease, including getting it in front of the tenant in the portal so the file is not a stack of texts.
Tenants pay online once their TenantCloud account is tied to the lease. You can see what posted without requesting a spreadsheet.
Tenants can call, text, or file a request. We coordinate the repair and keep you in the loop when it is your money or your house.
Financial reporting lives in the owner portal: income, occupancy, and maintenance in one login instead of a monthly scavenger hunt.
The software holds the records. Frank is still local. Happy tenants are how these rentals stay filled, which is the part a distant call center tends to skip.
A prospect applies on the TenantCloud listing. We review the application and talk to you before a lease goes out. Rent is paid in the portal once the account is tied to that lease. Maintenance requests come in by phone, text, or the tenant portal, and we coordinate the repair with you when it is your house and your money.
Reporting stays in the owner login: income, occupancy, and maintenance in one place. Already a client? Open the TenantCloud owner portal. New to us? Send the address. Management fees depend on the property. We do not publish a percentage on this site.
Full management is not the only way to hire Welcome Home. Occupied doors can sit on Care ($79) or Priority Care ($129), a quarterly visit every 90 days. An empty door can be winterized. A Section 8 or city date can get a prep walkthrough, which is not a pass guarantee.
