Who books this

A self-managing landlord with a Section 8 or city date in Lafayette, Tippecanoe County, Monticello, Brookston, or Delphi, or an owner who wants a second look before the official visit. You order the visit. Tenant repair requests under a lease still go through TenantCloud. It is a one-time prep, not full management and not a substitute for Care or Priority Care. Those stay the quarterly occupied visits.

A photo report and a punch list sorted into fix before the inspection, worth doing, and watch. Repairs wait for your approval, then go to Welcome Home or to Welcome Home Improvement when that is the right crew. A re-walk, if you want one, is $99.

The $299 visit covers those small same-day items. Anything larger — wiring, HVAC, a re-pipe, lead work, pest treatment, painting, or an appliance — is quoted after the prep. A locked-out or wrong-address trip is quoted separately and is not in this table. A discount for several units the same day is not part of these prices.

What we look at

Common fail points

This list is general awareness for Lafayette, Tippecanoe County, Monticello, Brookston, and Delphi. It is not legal advice, not a code official’s determination, and not the current HUD or city checklist. Confirm the rules for your unit.

Life safety

  • Smoke detectors present and powered, with a test where that is safe
  • Carbon monoxide detectors where they are typical, and a note if one is missing
  • A fire extinguisher if the program or local practice usually expects one

Electrical

  • GFCI spot-check in the kitchen, baths, garage, and exterior outlets we can reach
  • Cover plates on, and no exposed wiring that we can see
  • Broken outlets, hanging fixtures, and other obvious hazards

Stairs, rails, and a way out

  • Handrails that feel secure, and guardrails on a porch or landing if one is there
  • Bedroom windows that open and are not painted shut
  • Exit paths clear of storage at the time of the visit

Heat, water, and the shell

  • Heat present and a seasonal call to see that it runs
  • Hot and cold water, toilets that flush, and obvious active leaks
  • Broken glass, a door that will not latch, and moisture under a sink or at the water heater

Paint and the outside

  • Peeling or flaking paint, especially on a building that looks pre-1978. We flag it. We do not test for lead unless that is a separate service
  • Large holes, a soft floor, and debris or a step that could fail a site look
  • Obvious roaches or rodents. Treatment is quoted separately

Boundaries

  • Not a guarantee of a pass. Programs and inspectors change.
  • You remain responsible for corrections and for talking to the housing authority or the city.
  • Not legal advice, and not a substitute for the official inspection or for a licensed specialist when one is required.
  • Not leasing, rent collection, or tenant screening.
  • Peeling paint is a flag, not a lead-safe certificate.
  • You provide access and working utilities. A failed entry can still include a trip fee.
  • This is a summary, not the agreement. The visit is a best-effort look at what we can see that day. Hidden defects are outside it. Photos document that visit only. Your Indiana and local landlord duties stay yours. Repairs start only after you approve them.
