These visits are for occupied rentals in Lafayette, West Lafayette, Tippecanoe County, Monticello, Brookston, and Delphi. Who supplies the filter still depends on the lease. On a Care visit the usual pattern is a landlord-supplied filter and a detector battery check. A new detector is quoted. That lease point is in the landlord FAQ. A scheduled stop while a tenant is in the unit: the air filter, the detectors, a spot-check of the outlets, and a note back to you when something needs a decision. Priority Care adds the seasonal sump and drain look and moves that unit ahead in the scheduling line. Priority is place in line, not an arrival-time warranty.
Parts, replacement equipment, and outside contractor invoices are billed. A new roof, HVAC system, water heater, or appliance is not inside the monthly price. Damage the lease puts on the tenant stays there. The written subscription agreement, sent before the first bill, is the actual terms.
An empty rental uses vacant winterization in Lafayette. Single-family winterize is $199, reopen is $175, and the bundle is $349, with the heat set back to 55°F. A Section 8 or city date uses inspection prep in Lafayette, which is not a pass guarantee.
Screening, leases, and rent collection are property management. The fee depends on the property. Start with the owner inquiry or read the service area.

Priority Care keeps that visit and adds spring and fall sump and drain checks, an exterior light check, and priority scheduling.

No. Priority Care includes one waived emergency or same-day trip fee per unit each subscription year, when we can schedule it and you approve the repair on that visit. Labor and parts are still billed. Care does not include that waiver. A night or weekend call can still carry an after-hours premium. It is not unlimited free emergencies.

No. Care and Priority Care are occupied maintenance visits. They do not include screening, the lease, or rent collection. Full management is property management in Lafayette. An empty unit uses vacant winterization, not this quarterly plan.
