Rental turnover and make-ready

When a tenant moves out, we get the unit ready for the next one. Clean-out, repairs, paint, and a final punch list, scheduled as one job so you are not chasing three different people. For owners in Lafayette, West Lafayette, Tippecanoe County, Monticello, Brookston, and Delphi.

1. Move-out walk-through

We walk the unit after the keys come back, take dated photos, and write up what needs doing. You get that list before any work starts.

2. Clean-out

  • Haul away what was left behind
  • Full clean: kitchen, baths, floors, windows
  • Appliances wiped inside and out

3. Repairs

  • Drywall patches, doors, hardware, and blinds
  • Leaky faucets, running toilets, outlet covers
  • Smoke and CO detectors checked or replaced
  • Bigger items quoted separately for your approval

4. Paint

Touch-up or full repaint, your call. Ask about keeping one standard color across your units so future touch-ups are quick and match.

5. Punch list and hand-off

A final pass with a checklist and photos so you can see the unit is ready to list. Managed properties go straight to marketing.

Questions owners ask

Landlords

How long does a turnover take?

It depends on what the last tenant left behind. A clean, light turn can be a few days. Paint, flooring, or bigger repairs take longer. We walk the unit first and tell you the plan and the timeline before we start.

Landlords

Do I have to be a managed client?

No. Owners who self-manage can book a turnover too. If we manage the property, we schedule it right after move-out so the unit is not sitting empty.

Landlords

Will you do work I did not approve?

No. You get the walk-through list and the price first. Anything we find mid-job that is not on the list gets a call or text before we touch it.

Landlords

What if the unit will sit empty over winter?

Ask about vacant winterization so the pipes are protected while it sits.
