Section 8 and city inspection prep in Lafayette

A walkthrough before a Section 8 or city rental inspection. We photograph common fail points and leave a punch list. The inspector still makes the call. This is not a pass guarantee.

Frank Foust · Lafayette-owned Welcome Home Property Management LLC

Not a pass guarantee. The inspector makes the call. You stay responsible for the unit and for what the housing authority or the city requires.

Who books this in Lafayette

A self-managing landlord with a Section 8 or city date on a house, duplex, or apartment in Lafayette, West Lafayette, Tippecanoe County, Monticello, Brookston, or Delphi. It is also a second look for an owner who wants the punch list before the official visit.

The list below is general awareness. It is not the current HUD checklist, not a city code determination, and not legal advice. Confirm the rules for your unit. The bookable visit is inspection prep.

What you leave with

A photo report and a punch list sorted into fix before the inspection, worth doing, and watch. Repairs wait for your approval, then go to Welcome Home or to Welcome Home Improvement when that is the right crew. A re-walk, if you want one before the official date, is $99.

This is not leasing, rent collection, or tenant screening. Full management for a Lafayette rental is property management. An empty unit that needs winter shut-down is vacant winterization.

Locked prices

Prep

$175

Checklist walkthrough, photo report, and a punch list. About an hour on a typical house.

Prep + minor

$299

That same visit, plus small same-day items such as detector batteries, cover plates, tightening rail hardware, or a GFCI if the part is on the truck.

Extra unit

$129

Another unit, same site, same day.

Re-walk

$99

A return visit to see which punch items are closed before the official inspection.

Wiring, HVAC, a re-pipe, lead work, pest treatment, painting, and appliances are quoted after the prep. A locked-out visit is quoted separately. A discount for several units the same day is not part of these prices. Peeling paint is a flag, not a lead-safe certificate.

What we look at

Life safety

Smoke detectors present and powered. Carbon monoxide detectors where they are typical. A fire extinguisher if the program usually expects one.

Electrical

GFCI spot-check in the kitchen, baths, garage, and exterior outlets we can reach. Cover plates on. No exposed wiring that we can see.

A way out

Handrails that feel secure. Bedroom windows that open. Exit paths clear of storage at the time of the visit.

Heat, water, paint

Heat that runs, hot and cold water, toilets that flush, obvious leaks, and peeling paint flagged on an older building. We do not test for lead.

Questions before the inspector

Longer answers, still not legal advice, are on the landlord FAQ. Occupied filter and detector checks are landlord maintenance. Towns we drive are on the service area page.

Who fixes the punch list after the walkthrough?
