For an empty rental
A house that goes vacant in late fall, a seasonal rental sitting empty, or a unit between tenants in Lafayette, Tippecanoe County, Monticello, Brookston, or Delphi. You want the pipes and the heat handled without signing up for full management. You order the visit. Tenant repair requests under a lease still go through TenantCloud.
Beside the subscription
Care ($79) and Priority Care ($129) are quarterly visits while someone lives there. This package is the seasonal event for a vacant unit. A landlord can use both: the subscription on occupied doors, and winterize or reopen when a door goes empty.
Locked prices
Per visit in Lafayette, Tippecanoe County, Monticello, Brookston, and Delphi. A bundle is winterize and reopen in the same season cycle. Rush is an extra $75. Heat is set back to 55°F unless you tell us otherwise.

- Filter media and detector batteries we supply are plus 35% when that applies. Materials you supply are not marked up.
- A repair found on the visit is quoted and, when it fits, routed to Welcome Home Improvement. You approve it before anyone starts. It is not in the base price.
- Travel outside the served towns can add a trip fee. We say so before we schedule. Oxford is farther out; ask first.
- A same-day discount for several vacant units is not part of these prices. Ask, and we will say yes or no for that day.
Winterize
While it sits empty
- Find the main shutoff and shut water to the unit, or to the building section when that is the right valve
- Open taps and flush toilets; drain accessible lines where that is practical
- Note the water heater (pilot or power off, by the type of unit and what you ask)
- Look for obvious leaks, soft floors, and earlier freeze damage, with photos
- Disconnect an exterior hose and check the hose bib if we can reach it
- Confirm the heat works and set it to the 55°F setback unless you direct a different temperature
- Look at exposed pipes, under sinks, and the utility room; note cold spots, a crawlspace, or an unfinished basement
- Walk the outside: doors and windows secure, obvious hazards, and a note if gutters look clogged
- A short photo report: what was done, the setback, shutoff status, and what should be quoted next
Summer reopen
Before the next lease
- Turn the water back on and check fixtures and visible lines for leaks
- Flush toilets and run hot and cold; spot-check drains
- Restore the water heater the way we agreed for that unit
- Put exterior water back in service where it applies
- Confirm heat or cooling for the season, and run it long enough to hear a problem
- Replace or note the HVAC filter. Filter media we supply is marked up 35% when that applies; media you supply is not
- Spot-check smoke and CO detector power, and GFCI outlets we can reach. A new detector is quoted separately
- Note pests, moisture, or mold-like staining. That note is not remediation
- A photo report and a punch list for showing or leasing, with repairs quoted before anyone starts them
Not included
- Full property management, leasing, or finding a tenant
- A promise of no freeze, no burst pipe, or no weather loss
- Major plumbing, HVAC replacement, mold remediation, pest treatment, roofing, or an insurance claim
- Draining a complex boiler or radiant system past a basic accessible shutoff
- Lock changes, haul-off, or make-ready cleaning
- Section 8 or city inspection prep
- Materials beyond the filters or batteries we agreed, unless they are quoted
Not a freeze warranty
This is a summary, not the service agreement, and it is not legal advice. You stay responsible for the property, the utilities you leave on or off, the setpoint you approve, and your insurance. The visit is a best-effort checklist. It does not warranty against freeze, flood, or weather. Hidden conditions, earlier damage, and utility failures are outside what we control. Photos show what we saw that day. You provide keys or a code; a no-access visit can still include a trip fee. A complex or already damaged system needs a licensed plumber or HVAC contractor, not this checklist. Your Indiana and local landlord duties stay yours.
